Located in the countryside,a short distance from the baroque town of Martina Franca, this lovely trullo has been reburbished to a high standard without compromising the trullo's inherent charm and always with the intention of ensuring guests have a comfortable stay. Consisting of an open plan lounge diner, kitchen, two double bedrooms, games room, two bathrooms, private pool and great outdoor space for relaxation.
INSIDE THE PROPERTY:
Admire the craftmanship of the trullo from the original features and the artwork and creations from local artists ,that adorn the walls making this a trully unique space.
Entering the trullo a short hallway leads to the:
Kitchen: The separate fully fitted kitchen is kitted out with a large fridge-freezer, full size oven, four ring gas hob, dishwasher, microwave, kettle, toaster, Nespresso coffee machine, double sink, wall cabinets and shelving for storage. There is also a USB charging socket with the light switch.
Lounge area Situated under two large trullo cones the lounge area is furnished with a comfortable sofa bed, two armchairs uniquely adapted from an old grape press, coffee table, flat screen TV and DVD player, and stratgically placed lighting to create a calm and harmonious atmosphere and an air-conditioning unit
Dining Area: The dining area has a table and chairs for six in front of an open fireplace, and a dresser holding crockery and glasses nearby
A short hallway from the dining area leads to the night area
Master bedroom: Furnished with a double bed, bedside cabinets with lamps, chest of drawers, full length mirror, concealed hanging and shelving area for clothing. There is also a wall hung air conditioning unit in the bedroom and a USB charging socket.
On request this room can also be made as twin beds
Twin Room: Furnished with two single beds that can be made up as a double on request, bedside cabinets with lamps, concealed hanging space and shelving for clothing. There is also a wall hung air conditioning unit in the room and a USB charging socket.
Bathroom 1: The bathroom is situated between the two bedrooms and has a shower cubicle, wash basin with mirror and light above, WC, bidet, and cabinet for toiletries.
Games Room: This room is in a separate building just a few steps away from the trullo and where there is another bathroom. In addition to a selection of board games, tennis rackets, etc. the washing machine and ironing board is located here.

OUTSIDE
Trullo Courtyard
This lovely area outside of the trullo is walled with large openings out onto both the pool and land areas.
Relax on the outdoor 3 seater sofa or one of the chairs and admire the grape vine growing up near the trullo entrance.
Al Fresco Dining: Overlooking the pool from the courtyard area is the large covered al fresco dining area. A stone table which seats up to six people is perfect for enjoying all the delicious food found in Puglia. Nearby is the BBQ, preparation area, sink, storage cupboards, lighting and a USB charging socket for your electronic devices. Wifi is also available outside
The whole courtyard is tastefully lit so al-fresco dining can be had at any time of the day.
Pool Area: This quiet and private area has a free form, 7m x 4m pool, perfect for cooling off. It is entered by using the ladder and has a all over depth of 1.2m. Why not relax on one of the sun loungers and enjoy the view of the land. There is also an outdoor pool shower in this area.
Games Court: Outside the walled area there is a large fenced, hard court (25m x 6.5 m) with a basket ball hoop, and where you can also play football, tennis, badminton, etc. This can also be lit at night.
Outdoor table tennis: enjoy a game of ping pong which is fully shaded for added comfort.
Land: The trullo also has a small amount of land on which you can find various fruit trees and is perfect for children to run around on.
Parking: There is parking for at least two cars.
OTHER INFORMATION: The property is well lit outside at night. It also have enclosed boundaries of either dry stone walls, fencing or gates, so that you know exactly where your children are.

The baroque town of Martina Franca, with its shops, restaurants, bars, churches, etc is less than 10 minutes by car. Sites such as the trulli at Alberobello, caves at Castellana Grotte, water park at Egnazia, the drive through safari in Fasano and beaches are all under an hour away.

All bookings are subject to a contract.
A deposit of 50% is payable by bank transfer or sterling cheque to secure the booking, with the remainder payable 8 weeks before the commencement of your holiday together with a £300 security deposit Providing there are no damages or breakages this is returned to via bank transfer within 7 working days of your departure.
The price includes all utlitities, wifi, linen, towels, pool towels and the final clean when you leave.
There is air-con in both bedrooms and in the lounge.
We operate FLEXIBLE arrival days, providing this does not leave us a gap we cannot sell.
There is a minimum stay of 5 nights except in July and August when the minimum stay is 7 nights
Available free of charge is a travel cot and highchair. We do not provided linen for the travel cot as often babies have sensitive skins, this you would need to bring yourselves.
CANCELLATION
Should you have to cancel your holiday any refund due will be made on the following basis:
120+ days or more notice - 100% refund of deposit less admin fee of £150
60-120 days notice - 50% refund of deposit less and admin fee of £150
Less than 60 days notice having paid in full - 25% refund of total paid less an admin fee of £150
Less than 30 days notice having paid in full - no refund unless the dates have been resold less an admin fee of £150
If any of the cancelled period is re-let, a pro rata refund will be made based on the rental received and any refund already made. Admin fees are non-refundable.
Puglia Holiday Rentals will not be liable for any bank or other transfer charges resulting from a refund.
COVID-19 CANCELLATION POLICY
Should local legislation, either in Italy or your home country, prevent you from travelling because of COVID-19, the cancellation policy for this would be:
50% cash refund, or
100% transfer of the money received against a stay at the property on an alternative date and for the same number of nights.
If any of the cancelled period is re-let, a pro rata refund will be made based on the rental received and any refund already made less an amount of £150.00, administration fee. Admin fees are non-refundable.
The City tax is included in the price of your rental.
We thoroughly enjoyed our stay and the service from booking to leaving was first class. This Trullo is full of character, surround by farmland and conveniently located to visit the beautiful sights and beaches of Puglia by car.
It has everything you could need for a wonderful stay in the countryside, and friendly and communicative hosts. Would recommend!

The property is in the peaceful countryside 10 minutes from Martina Franca. The home has a lovely outdoor space and we really enjoyed the pool after a day of exploring and outdoor patio for morning coffee and dinner. The kitchen is well equipped for making basic meals at home. Our only concern is the quality of the beds and living area seating. The bed linens and pillows are poor quality and should be improved to be consistent with the rest of the property and living area seating is not suitable for 4 adults to lounge.

Just a fantastic and unique property, with everything you could need . We loved the property as it is unusual and different from many other properties we have rented. The location is fantastic as the coastline on both sides is not far away. There are many towns and villages to visit within just a few minutes drive. On arrival we were greeted by Antonio at the property and he talked us through the home and what there was to do in the area. He occasionally would drop us a message to ensure we were ok and that we had no problems withe the property. He was really helpful in sending us whatsapp messages with map directions of places to visit. Overall a great property , we really enjoyed our stay.
Small but well formed inside, with lots of outside space. Went for the swimming pool but the tennis court and table tennis were a wonderful addition, and lots of room for everyone to spread out. Outside kitchen and table overlooking the pool were lovely. Good communication from agent, check in person and even the owner.

Il est un excellent point de départ pour la découverte de la région avec de nombreuses petites villes fleuries avec des maisons et des recoins à découvrir. Nous avons pu profiter pleinement de la piscine si agréable au milieu de la campagne, très calme. La ferme juste derrière ce trullo offre des produites excellents et les propriétaires sont très accueillants. Un régal pour tous les sens. Un grand merci aussi pour votre accueil si chaleureux avec des produits locaux.
We loved our stay here. It felt like a very authentic country stay with both quaint and modern features. The inside of the trullo isn't huge but the overall facilities with outside seating, pool area, outside dining table and bbq area, utility/ slash shower room building and then tennis court and table tennis areas - makes for such an easy stay with children / teens. Almost everything had been considered - even pool towels! The location is near farmland so is very private apart from the odd tractor and animals Moreover, it is very well located for visiting lots of wonderful towns and the coast isn't too far away. Any issues we encountered were sorted immediately and the wifi worked well inside the property. The outside lighting is a really lovely touch. Thank you to Barbara for assisting us and being a very warm and friendly contact.
We had a lovely stay in this beautiful trullo in the Puglian countryside. It had everything we could have wanted - outdoor dining & BBQ terrace overlooking a pool, tennis, badminton & table tennis areas nit to mention living area an historical trullo. We loved relaxing at the trullo and exploring the area. Barbara and Paolo were great to deal with and made our experience very easy. Highly recommend!!!

We had an excellent week, the welcoming from Barbara & Paolo was awesome, always available. The rental is fully equipped to enjoy the stay and the area is quiet and relaxing.
Wer die Ruhe sucht, findet hier genau was er sucht. Das Trullo ist originell und man fühlt sich schnell wohl. Für Abwechslung ist gesorgt (Tischtennis, Tennis). Die Kommunikation zum Gastgeber auf Englisch ist perfekt.
The warm welcome by Barbara, the amazing views from the terrace, cooling down in the swimming pool after sightseeing small cities in the neighborhood, beautiful beaches at 45 mins drive from the Trullo and nice restaurants nearby in Martina Franca. For us Trullo Il Grano was the perfect getaway to get a real sense of life in Puglia.
Had a wonderful time in late May. Jackie was super helpful in organising everything and Barbara was there on arrival to greet us with the keys. The property is really well equipped, secure and the pool lovely. When the washing machine stopped working it was fixed within 24hrs without any hassle. Puglia is fantastic and we will be back, booking with Puglia Holiday Rentals.

Tellement de calme et de déconnexion dans une région pourtant très touristique. La propriété est parfaite en famille, de l'espace de la fraîcheur, du calme, toutes les activités pour s'occuper, les animaux de la ferme à côté pour les balades le soir couchant, oliviers et trulli à perte de vue. La maison est décorée de manière raffinée et très bien équipée. L'hôte Paolo bien qu'à l'autre bout du monde est très présent et à disposition. Nous avons beaucoup apprécié la disponibilité de Barbara de l'agence et sa grande gentillesse
My partner and I spent an absolutely lovely week here in the Puglia countryside. The property is beautiful--authentic, beautifully decorated, clean, private, and well maintained, with a delightful pool area plus even a bonus tennis court and ping pong table! The property manager and owner are super friendly and communicative, offering lots of suggestions and helping us out to rent bikes, etc. The location is terrific--a quick ~15 minute drive to three of the most beautiful towns around (Martina Franca, Alberobello, and Locorotondo) or 30 minutes to the coast. Great place to stay. Very well equipped and lovely pool. Had several BBQ's in the beautiful quiet surroundings. Martina Franca very good for a relaxing lunch. Barbara has been very helpful. Felt very safe during the testing Covid times. Thank you for a great holiday.
5 adults stayed for a week and the trullo was a perfect size for all of us. We loved the outdoor area and alfresco dining using the BBQ most nights. The owner got in touch on our arrival and left a lovely welcome pack. Barbara was fantastic, so helpful and responded immediately. She sorted out restaurant bookings, taxis etc and nothing was ever too much trouble. A real gem of a place.
This Trullo is ideal for those seeking peace and quiet. Beautiful rural setting, surrounded by traditional working farms. The owners have thought of everything you need to make your stay comfortable. Excellent cooking facilities, great shower, wonderful outdoor eating space and swimming pool area which gets the sun all day. The house is very secure and the local contact who was there to greet us was very helpful and so keen to make sure we enjoyed our stay. We were met with a fabulous welcome pack of local produce. We would definitely return and have no hesitation in recommending this property to others.
I cannot fault our stay at this beautiful trullo. Thoughtfully & tastefully decorated throughout, with a fantastic outside dining & pool area. Paolo, the owner, messaged us on arrival which was a really nice touch, and Barbara couldn't have been more helpful. I cannot recommend this trullo highly enough & the surrounding towns are absolutely worth a visit. We'll be back!

Traumhaft ruhige Lage und dennoch zentral gelegen. Die wunderschönen Städte Martina Franca, Locorontondo und Alberobello sind mit dem Auto in ca 15 min erreichbar. Zum Sandstrand ca 30 min. Sightseeing und Badeurlaub lassen sich hier genial verbinden.
A lot of thought has gone into this very authentic trullo in a peaceful, rural setting. It remained cool even on the hottest days. We enjoyed the provision of everything we could ask for- very thoughtful.The pool, tennis, outdoor kitchen and BBQ were great and in full use. When the stars come out, switch off the outside lights and enjoy the beautiful night sky.
Nous avons séjourné 10 jours dans ce trullo, et il était parfait. Il est très bien conçu, en pleine campagne, et de taille optimale pour 2 à 4 personnes. Il y a absolument tout ce qu'il faut comme équipement et tout y est propre, ce qui fait qu'on se retrouve comme à la maison; une mention particulière pour la cuisine extérieure avec la cheminée et la table avec vue sur la campagne et la piscine. A noter qu'à 300 mètres, il y a une ferme qui vend des produits de sa production, viandes et fromages avec un rapport qualité prix imbattable. L'accueil au Trullo était tout à fait sympathique et la communication pendant notre séjour parfaite avec plein de conseils de la part du propriétaire et de la personne qui accueille. Le ménage est fait à mi-séjour et la piscine entretenue. Le trullo est placé au milieu de la zone des trulli, à 7 minutes de Martina Franca, non loin de Locotorondo et d'Alberobello. Si nous avions à revenir dans la région, c'est assurément ici que nous reviendrions.
