Villa Gioia is in a very private, rural setting with panoramic views over the local countryside.  The accommodation is spacious, comprising of a traditional villa with 4 trulli cones under which there is a small dining area (seats 4), kitchen (hob, sink, washing machine, feature fireplace), storage room and bathroom.

GROUND FLOOR is extremely spacious and has an open plan layout which comprises:

Lounge: has an open fireplace, seating for 10, a flat screen TV, DVD player and huge selection of DVD's for all ages and a CD player.

Dining area: contains a large pine table with seating for 14+ plus a smaller pine table with seating for 6.

Reading area: Large, L- shaped comfortable couch for relaxing, reading, listening to music.

There is a large selection of books,"Italia" magazines, children's board games and wide selection of DVD's.

The hallway leads to:

Bedroom 1: King size bed, bedside cabinets, large wardrobes, chest of drawers, spacious ensuite with shower cubicle

Bedroom 2: Double bed plus single bed, bedside cabinets, wardrobe, chest of drawers, large ensuite with shower cubicle.

Kitchen: The main kitchen is well equipped and has a four ring gas hob, full size electric oven, dishwasher, an American style fridge -freezer, plenty of crockery, pots and pans, etc.

Family bathroom: has a whirlpool bath, large sink, toilet and bidet. A further three bedrooms and bathroom are reached via a spiral staircase.

Trullo area: The kitchen is adjoined to the trullo which consists of a small dining/breakfast area, storage area and a second kitchen which houses the washing machine and has a serving hatch to the conservatory. There is also a small bathroom with a sink and toilet.

FIRST FLOOR:  A further three bedrooms and bathroom are reached via a spiral staircase.

Bedroom 3: Furnished with a double bed, wardrobes, chest of drawers and door leading to large balcony/terrace

Bedroom 4: Furnished with a  double bed and bedside lamp

Bedroom 5: Furnished with bunk beds, wardrobe, bedside table with lamp and door leading to large balcony/terrace.

Study: Furnished with a desk, printer, and wardrobe

Bathroom:  Contains a sink, toilet, bidet, and shower

OUTSIDE there are over three acres of grounds in which there is:

Conservatory:  Furnished with a large table with seating for up to 20, and large hammock.

Outdoor cooking: Large BBQ, pizza oven, worktop and sink all under a covered area.  

Pergola  with table and seating for outdoor dining.  Outside there is a tennis court,  large swimming pool with slide and diving board.

Swimming pool:  12m x 6m   with diving board and slide and ample sun loungers and chairs. 

Balcony/Terraces: There are uninterrupted views of the sky from the pool terraces and bedroom balcony, and with little light pollution make them ideal spots for setting up the telescope for stargazing evenings.

Changing Room:   This is near the tennis court and has two showers 

Orchard: In addition to olive trees there are vines and numerous other fruit and nut trees.

A cot and high chair are provided for younger children.
